Planning a Group Stay in Greece for 10 to 22 People: Rooms, Beds and a Sample Schedule

The Numbers Organisers Need First
- Nine bedrooms, 8.5 bathrooms. Eighteen people in proper beds (2 king, 7 queen).

Every Room, Bed and Bathroom
The main house has eight bedrooms on three levels plus two attic lofts; the apartment is a separate building on the estate. Levels are listed from the entrance down and up.

Lofts and the apartment lounge are open, flexible spaces with blackout curtains rather than doors. The estate is rented to one group at a time, so every room on this list is yours.
Four Ways to Split the House
Multi-generational family, about 16
Grandparents in the Grand Master Suite on the step-free entrance level, parents in the four living-floor rooms, teens or older cousins in Bedrooms A and B with their shared bathroom, and a young family in the apartment with its own kitchen. The attic lofts stay as the play floor by day; from 17 guests upward they become the children's dormitory.
Nine couples, 18 people
One couple per bedroom. Six of the nine bedrooms have a bathroom of their own (five en suite plus Bedroom IV with its bathroom next door), Bedrooms A and B share one, and the apartment couple has the whole annex. Nobody sleeps on a mattress.
Retreat of 10 to 12 with a facilitator
The facilitator or teacher takes the apartment, with its own entrance and kitchen, so there is a door between work and rest. Participants have private rooms in the main house. Sessions run in one living room, the attic floor or on the terraces; the second living room stays free for quiet time.
Full house, 22
All nine bedrooms, both attic lofts and the apartment lounge. Eighteen people in proper beds, four on the loft mattresses and the lounge beds. The house is at its best this way with a mix of adults and children rather than 22 adults.
A Three-Day Sample Schedule
A long weekend as organisers usually run it. Everything in it is on the estate or within a short drive; the concierge team books tavernas, boats and transport.
Day 1, arrival
- Land at Athens International Airport; the villa is 16 km and about 20 minutes away, one transfer, no ferry.
- Lunch on the alfresco terrace while the team walks the organiser through the house and the rooming plan.
- Pool, jacuzzi and padel for the afternoon; a private-chef welcome dinner at the one table that seats everyone.
Day 2, the house and the bay
- Morning session, class or long breakfast: the gym pavilion, the shaded deck and the two living rooms give the group three places to be at once.
- Avlaki beach, 1.5 km away, sandy and sheltered, or a boat day from Rafina port 20 minutes north.
- Padel tournament at sunset, then a fish taverna in Porto Rafti booked ahead for the whole group, or a BBQ on the estate.
Day 3, Attica
- A day trip: the Acropolis (about 40 minutes), Cape Sounion, Brauron or Marathon, with the concierge arranging transport.
- Outdoor sauna and pool for whoever stays behind.
- Last dinner on the estate; the airport is 20 minutes away for early flights the next morning.

Questions Organisers Ask
How many people can sleep at Villa Lithos?
Eighteen in proper beds across nine bedrooms, and up to 22 using the two attic lofts (thick floor mattresses behind blackout curtains) and the apartment lounge (two temporary beds). Infants in travel cots are arranged on request and are not counted in the 22.
How many bedrooms have their own bathroom?
Six of the nine: the Grand Master Suite, Master Suites I, II and III and the Lower Suite are en suite, and Bedroom IV has a private bathroom next door. Bedrooms A and B share a bathroom in the corridor. The apartment bedroom uses the apartment's own bathroom, shared only with the apartment lounge if it is in use.
Can older guests avoid stairs?
Yes. The Grand Master Suite is on the step-free entrance level, and an elevator connects all four levels of the main house, so the living floor, the lower level and the attic are all reachable without stairs.
Where do children sleep?
Most families put the children in the two attic lofts, which have thick floor mattresses, blackout curtains, skylights and a TV corner, and double as the play floor by day. Bedrooms A and B, which share a bathroom, suit teens or cousins travelling together. Travel cots for infants are arranged on request.
Is there a separate space for a facilitator, nanny or grandparents?
The apartment is a separate building on the estate with its own entrance, kitchen, living room and bathroom. It sleeps two in the bedroom and up to four with the lounge beds, so it works for a facilitator, a family with a baby, or grandparents who want their own quiet unit.
How does a group booking work?
